Most renovation disputes in Dubai are not about quality — they are about an estimate that grew by forty per cent halfway through. We price the job after we have seen the property, opened up what needs opening up and agreed every material with you.

How we work

How it goes

Four steps from first call to keys

  1. Site visit & estimate

    We come to the property, measure it, photograph what matters and hand you a line-by-line estimate within two working days. Free, anywhere in Dubai.

  2. Design & contract

    Drawings, 3D visuals and material selection. When you sign them off, the estimate becomes a fixed price and an annex to the contract.

  3. Approvals & mobilisation

    NOC from the developer, Dubai Municipality permits where needed, deposits, passes and site protection. Then the crew moves in.

  4. Build & handover

    Daily reports, weekly walk-throughs, snagging list closed before handover. You get the keys, the warranty and the as-built documents.

Indicative ranges for a finished, furnished result — materials and labour included. The final figure comes from the site visit; these are the numbers we quote most often.

A kitchen on its own is priced per project, not per m² — from AED 28,000 for a compact galley kitchen to AED 180,000+ for a bespoke island kitchen in stone.

Questions

What clients ask before they sign

Can you run the renovation while I am not in the UAE?
Yes — roughly half of our clients are abroad for most of the project. You get a daily photo and video report, a weekly video walk-through, and you approve materials from photographs and samples we courier to you. Where a physical signature is needed, a power of attorney to a person you trust solves it.
Do you handle the NOC and the building's paperwork?
Yes, on every project. Developer or owners-association NOC, Dubai Municipality permits for anything structural, contractor registration with the building, security deposit, worker passes and the building's permitted working hours. It is included in the price, not billed separately.
How is payment structured?
Payments are tied to completed stages, not to dates: mobilisation, then demolition and first fix, then second fix, then finishes, with the final payment after snagging is closed and you have accepted the property. Nothing is paid for work that has not been done.
What happens if you run late?
The schedule is in the contract with dates per stage and a penalty for each day of our delay. Delays caused by you or by the building — a late approval, a change of mind on materials — move the date, and we tell you in writing on the day it happens.
Can I use my own designer or my own materials?
Yes to both. We build to other studios' drawings regularly, and if you buy materials yourself we simply take them out of the estimate and keep the warranty on the installation. We will tell you honestly if something you have chosen will not survive Dubai humidity.
What exactly does the two-year warranty cover?
All workmanship and everything we supplied and installed: finishes, joinery, plumbing, electrics and AC works. Manufacturer warranties on appliances run in parallel and are usually longer. Normal wear and damage caused after handover are not covered.
